Sema4 is a rapidly growing, patient-centered predictive health company using genomic research to advance the diagnosis, treatment, and prevention of disease, by matching patients to specific products and services.  Using advanced analysis, Sema4 develops personalized health insights for patients.

BL Companies provided design services to renovate an existing two-story building on the waterfront in Stamford, CT, providing over 63,200 SF of space to facilitate Sema4’s continued growth.  The building was constructed in the early 1900s as a factory and has evolved through numerous adaptive reuses.  The program was adapted to the complex roof system of concrete framed monitor skylights to benefit from daylighting.  Internally, it was important to isolate the clean labs from other spaces and to resolve the challenge of coordinating complex lab MEP, ventilation requirements in areas with limited headroom.  The facility includes office, research and lab spaces; conference rooms; locker rooms, lunchroom, receiving and storage areas.

Twin Lakes Shopping Center

BL Companies continued its long relationship with Leyland Alliance, providing comprehensive design services for a retail plaza as a component of a larger development.  Included in the 19,000 sf of lease space are restaurant and medical office tenants.  Also included in the work was design of an adjacent pad site, five entry features for the larger development, and a 4,600sf overlook terrace connecting the retail center to adjoining walking trails around a lake.

Bedford Grove Shopping Center

BL Companies continued its long relationship with Brixmor to provide design services for a complete  facelift of the Bedford Grove Shopping Center.  Located in Bedford, NH, just outside of Nashua, the plaza includes approximately 217,000 square feet of retail space. Following the departure of a large grocery tenant, Brixmor—the owner—seized the opportunity to renovate the entire façade and attract new tenants. Two major retailers, Boston Interiors and Bed Bath & Beyond leased the vacated space.  The renovation was phased to accommodate the lease requirements of each tenant.  Tower elements were integrated into both ends of the façade to improve the street presence of the center, which required complete structural rework of the existing structure to achieve the desired look. Design features and materials developed for the major tenants were carried throughout the two wings of the plaza facade to refresh the appearance and create an upscale image.  A new pad site was also added to the parking field to increase leasable space.


Extra Space Storage

BL Companies worked with a private developer to convert an existing single-story retail building into a self-storage facility.   The existing 94,000 sf facility with a 20,000 sf basement was completely renovated and re-clad with metal panels, giving specific emphasis on the corner tower element containing the main entrance.  The rear of the 5-acre lot was regraded to accommodate a new loading area.  All new services and utilities were also provided.

Extra Space Storage

BL Companies worked with a private developer to create a new self-storage facility just off the VFW Parkway in Dedham, MA.  The three-story 92,000 sf building is set between a residential neighborhood and wetlands to the east and a highway access road to the west.  The 1.62 acre site, whose southerly portion was located in a flood plain, required several variances including FAR and setback adjustments.  BL Companies services included conceptual planning and entitlement permitting and continued through construction documentation and administration.

Extra Space Storage

BL Companies worked with a private developer to create a new self-storage facility at the base of Scituate Hill in Cohasset, a picturesque New England Town.  The three-story 68,000 sf facility, located on a 2.9 acre site, accommodates 34’ of grade change by setting the building  into the hillside.  Two small single-story self storage buildings are located at the top of the hill behind the main building.  Services included planning and entitlement permitting and continued through construction documentation and administration.

FedEx Ground Charlotte Parking Expansion

BL provided civil engineering, landscape architecture and land surveying  services for a parking expansion on 16 acres located at 1208 Toddville Road, Charlotte, NC. The parking expansion was required to meet the needs of the adjacent  Fedex Ground Package Systems, Inc. Hub located at 555 Csx Way.  Prior to the design phase, BL prepared exhibits and worked with a local attorney to obtain conditional  zoning of the property to allow for the proposed parking use. In addition to the onsite parking spaces, the design included the widening of Toddville Road approximately 900 LF along the property frontage.  The widening included pavement and associated striping, sidewalks, utility relocation and a new bus shelter.   The entitlement process required site plan approvals from City of Charlotte and Mecklenburg County.  In addition to the design and entitlement process, BL Companies managed the construction administration and site observation process.


Northpoint Development Distribution Facility

BL Companies was commissioned to develop a 380,000 square foot logistics facility on 32 acres in Cumberland County for Northpoint Development. Professional services include;  civil engineering, survey, environmental services and landscape architecture. The entitlement project was taken through Middlesex Township, Cumberland County, PA DEP and PennDOT.


Stihl Warehouse

Having provided design services for the expansion of their previous facility, BL Companies was again engaged for the design of the new northeast headquarters for STIHL.  The exterior of the new facility reflects the STIHL brand and provides 100,000 SF of warehouse space and 10,000 SF of office space.  It was also designed to accommodate two future additions of 84,000 SF and 106,000 SF respectively.

The  facility supports modern racking and automated material handling systems to ensure expanded storage capacity and efficient distribution of their products.  A precast concrete skin and design-build delivery assured that the project could be completed within a very tight timeframe.  A large STIHL logo integrated into the membrane roof takes full advantage of its location next to a regional airport.


College & Crowne

This five story residential building is in the heart of New Haven, a pedestrian and transit-friendly metropolis. The building has four stories of residential apartments over a street level retail with one level of parking below.  This people-inspired facility will add to the ambiance that is so uniquely the Elm City – an engaging, walkable city with charming homes, an abundance of fine restaurants and narrow streets. College & Crowne  has 160 one to three bedroom luxury apartments.  Adding to the ambiance of College & Crowne will be a host of top-shelf amenities.
