Gateway Commons, a proposed mixed-use retail and residential development, is situated on an approximately 200-acre parcel of land known as the Gateway Development District. The development will consist of a total of 425,000 SF of various size retail stores, restaurants, and office space as well as 50 town house units, and 225 apartments. This development will boast visibility, access and convenience for retailers and residents.
The transportation improvement portion of this project includes a new Interstate-95 Exit 74 interchange as shown in the Connecticut Department of Transportation corridor study, and the widening of Route 160 (Flanders Road) from south of Interchange 74 to Route 1 (Boston Post Road). The project will greatly improve capacity, queuing, and operations of the Interstate 95, Interchange 74, Route 160, and US Route 1, while mitigating the added trips from the proposed development.
BL Companies has provided various due diligence services for the development of an overall master plan for the site. Land Surveying services included providing horizontal and vertical control for aerial mapping, performing a complete boundary and topographic survey of the 200 acre site, 30 detailed hydraulic cross-sections to determine flood plain elevations along the Pattagensett River, off site survey to accommodate the design of new ramps, and detailed bridge surveys of the existing structures over I-95.
