BL’s client, Spotless Brands, owner and operator of the Flagship Carwash brand, continues to grow its footprint across the Mid-Atlantic region. With an established presence throughout Virginia, Washington, D.C., and Maryland, Flagship is now actively expanding into Delaware, Pennsylvania, and New Jersey.
A key component of this growth strategy is the adaptive reuse of former Rite Aid and CVS pharmacy properties. Rather than pursuing ground-up development, many of Flagship’s new locations thoughtfully transform existing retail sites into modern, full-service carwash facilities. This approach maximizes the value of underutilized commercial properties while reducing redevelopment impacts.
Each project is carefully designed to work within the constraints of the existing building structure and site footprint. The design team evaluates impervious coverage limitations, stormwater management systems, utility capacity, traffic circulation, and site access to successfully integrate carwash operations into the existing framework. Maintaining as much of the original infrastructure as feasible not only streamlines development timelines but also supports sustainability goals.
