Senior Project Manager // King of Prussia, PA // Employee Owner since 2006

As a Senior Project Manager, how do you prioritize client needs? It’s all about clear, consistent communication and giving my team the ability to do good work. Our clients’ needs are met when my team feels confident and capable. Typically, we start with a timeline we agree to, including various deadlines for our deliverables. Making sure my team has a clear understanding of what they need to do allows them to take ownership of their part of the project, and it also opens up an avenue to facilitate communication between us and the client as needed. Our strong internal communication helps us support our clients.

What trends are you seeing in your industry and region for 2026? We’re seeing a surprising number of carwashes. They’re popping up all over the place. I think there is a real demand for people who want to care for their cars as they are larger investments. We’re also noticing an uptick in industrial warehouse facilities. There was a bit of a lull over the past year or two, but now we’re starting to see some of our bigger clients showing interest in sites like these again. I have a feeling it’s going to be a pretty busy 2026 and an even busier 2027.

Spotless Brands has grown to be one of our biggest clients; what are the 2026 goals for Spotless in terms of fostering growth and relationships? We want to enable Spotless to become the premier carwash in the Pennsylvania, New Jersey, and Delaware areas. They’re already well established in D.C., Maryland, and Virginia. Our Project Managers are extremely busy—they manage dozens of projects at a time. We’ve got about 50 projects we’ve completed or are contracted to do at the moment, and they involve many of our disciplines: civil, architecture, MEP, environmental, and survey. BL’s role is to help drive the project through permitting and construction so more stores can open. If they succeed, we succeed, and BL has done—and will continue to do—whatever we can to help them reach their growth goals. Our relationship with Spotless is an important one. With so many employee‑owners involved in these projects, we want to do everything we can to maintain and strengthen that relationship.

Do you have any personal goals for 2026?  Yes! I have a four‑year‑old, and I’d like to get back into biking, running, and fishing. I generally want to spend more time outside with him since he’s a very active little guy and loves being outdoors. It’s so precious to share new experiences with him, and I’m very glad I have the space to do that. Whenever there’s a nice day, I want to be able to spend it with family. While I work hard and am so thankful for the work we do for our clients, there is also immense value in spending time with family and loved ones as often as you can.
